Some buildings can be relatively young but there are always things we can find. It still surprises us to this day what we find from home to home. Especially when you have a home that looks perfectly fine on the outside and then all of a sudden there is a massive building fault.
WHAT WE DO
Once we enter the building we carry out the inspection, in the same way, every time.
We circle the by building in the same direction every time, looking for faults in the cornices, the skirting, the walls, the ceiling and all brick building members.
This way we do not miss any defects that we find because it is done the same way each and every time. Thousand of times over.
TAKING NOTICE
We take notice of each and every skirting and then up along the cornices. Looking for signs that the pitched roofing (trusses ) have moved in any way to show a crack or fault. If a fault is encountered we then investigate that area later once we are inside the roof area.
We continue this visual inspection all through the walls and paintwork also looking for any faults that may be present.
One of the most common faults we find doing building inspections is leaking showers. A Shower area that can look pretty and seem fine on the first glance can have huge building defects behind the scenes.
That is where our moisture meter can come in very handy. A moisture meter will notify the building inspector of any moisture that may be sitting in the shower recess or behind in the wall cavity. Some showers have appeared to look dry and we have uncovered that there actually is water behind.
If we find any signs of silicone damage or cracks in tiles we will immediately flag the adjacent room for a wall inspection of moisture. This is where we could locate or not whether the shower has been slowly leaking into the wall cavity. Damp or mouldy carpet can be another indicator of a leaking shower.
Remember that a simple crack in a tile can cause thousands of dollars worth of damage if not fixed properly asap.
PROPERTY FAULT LIST
Not all defects cost a lot of money to fix. Sometimes faded paint on doors and windows may look alarming but just need some TLC and paint, and they can give you many years of good service.
We pick up the major defects as well as the minor ones. Our advice on whether or not to replace or just repaint can save you time and money.
Another common thing we find during inspections Is cracking of masonry walls or brickwork for that matter.
It is very common to find some cracking in brickwork. Some are just settlement cracks whilst others can be structural. When we find a large structural crack we refer to an engineer.
This is very important because the costs can be very high for these particular types of issues. So cracking to brickwork we take to the full extent and report every item fully.
We can also suggest what procedures may need to take place to have this issue fixed.
After most of the home has been inspected with and gain access to the roof void. In the roof void, we're checking for timber members, bracing, insulation and everything else in the ceiling.
We also look for any leaks, any flashing that may be damaged So we check out all of these areas in the roof void.
After thoroughly checking the entire home for any defects or faults we make a detailed list for you.
What is the scope of a pre-purchase pest and building inspection reports?

What do pre-purchase pest and building inspections look for?
Active termites, previous termite history, damage, treatment. Borer damage, timber decay, water leaks, moisture, dampness ventilation and drainage full.
They also itemise areas that may require rectification and highlight how to make your property less favourable to termite attack
How much do pre-purchase pest and building inspections cost?
For an average-sized property pest inspections start from $220 and building inspections $275 additional dwellings, sheds out of the area incur an additional fee.
What qualifications are required by pre-purchase pest and building inspectors?
An inspector must hold the appropriate industry licence and professional indemnity insurance to be able to carry out Pre-purchase pest inspections.

Invasive inspections include lifting insulation in the roof void moving roof tiles to gain access to cavity walls, opening up walls by cutting holes, tapping and stabbing framing Timbers.
How long do pre-purchase pest and building inspections take?
Standard pest inspections take about 1 hour. Building inspections take about 1 1/2 hours.
Are they compulsory and why would that be?
Financial lending institutes will insist on the inspections prior to home loan approval this is so they know the property is sound. They will also insist on a valuation report.
